If you know that it has been fifteen or more years since the last time you had your roof fixed by a roofing expert, then it’s about time to get one out to your home or business and have them have a look.

A handy place to start, before ever climbing a ladder ( which, incidentally, make sure to always use cares when climbing a ladder and have a 2nd person spot you if at all possible ), you can give your roof an once over from the ground. Use a couple of binoculars to search for any apparent trouble areas- missing shingles, dark spots, and misshaped lines in the roofing material. Also, while on the ground, check downspouts for shingle granules that will have washed off.

Once you have decided to go up to have another look at your roof, the first thing to go looking for is missing or loose shingles. Be terribly careful as you do your inspection! Shingles can be damaged easily, so you’ve got to avoid stepping on them whenever it’s possible. Being loose isn’t the only sign of a bad shingle. You need to also look for loss of granulation ( which may show the fiberglass mat underneath to UV light ), mold and decay, and curling.

If you’ve had work done to your roof in the past, there is a chance that the roofer used tar or a patch to fix any tiny issues. You may see this during your close inspection. The patch could be a conspicuous hardened blob, or it could be covered with shingles of a little different color than the remainder of your roof. The roofing cement employed in these patches may only last for some years, so you might also want to test these areas from below-in your attic.

Another thing to give a closer look to is any flashing. Flashings are metal pieces used to waterproof spots of the roof where there could be an interruption in the roofing such as a skylight, a chimney or smoke stack, vents, or any sticking out piping. Things to have a look for here are tears, buckling or puckering in the material, and looseness. Flashings on chimneys are susceptible to damage more-so than other places. The reason is the chimney will settle and shift separately from the house. While looking at the flashings, be certain to also inspect your chimney for any leaning, damaged bricks, and cracked joints.

Some more general things to look for are any symptoms of sag or unevenness to the roof. Cupping and buckling could be indicators of feeble framing and should be give extra attention. Also test your gutters for rust, and clogs.

Clock Controls and Programmable Thermostats

Programming your equipment to run only when it is needed is one of the most powerful techniques for energy conservation. Coupled with this is the ability to turn off equipment when it is not required.

There are three main steps in achieving effective and long-lasting clock control, which area; (1) select clock controls that are flexible enough to perform all foreseeable tasks required, (2) provide clear and succinct instructions to that employees and staff can set and adjust controls as required, (3) install equipment that allows for un-scheduled use or equipment without causing complete reprogramming.

Electronic time clocks have overcome most of the shortcomings of the mechanical devices which are now considered obsolete. Electronic time clocks allow for a variety of different schedules, even allowing for holiday scheduling.

Cycling of circuits can be used to combine equipment use with Electricity Pricing schedules allowing only a limited number of units to run at a given time.  Air conditioning is one use of controlling units to ensure that units are not running simultaneously.

Timers are rated by the amount of amperage that they control.  This is the amount of amperage that they directly control and does not limit the amount they control by means of secondary switching devices.

Electronic timers typically have a battery backup that in event of power failures can keep operating for periods up to several months. Capacitors can also be used for time clocks that would only require backup for short periods. The advantage of the capacitor is that it should last for the life span of control. Batteries will require replacement and if battery failure occurs unit would have to be completely reprogrammed.

These controls should be available in area of use, full documentation on use of unit and staff and maintenance people made aware of purpose and setting of units.

Standby Equipment

Many systems have standby equipment installed for reliability. Sometimes standby units are operated un-necessarily causing waste of energy and life of system equipment. Proper switching can alleviate this problem and prevent un-need equipment from running.

Transfer switches can provide alternate switching between two units. Switch will provide power to one unit at a time but not to both.  The only caution is that you have to ensure that no situations will arise requiring use of both units.

Rotary switches can be utilized for situations where more than one unit is required to be powered.  This type of switch allows you to deny power to one unit at a time.  There are limitations to energy saving as this only allows you to control spare unit, if consumption would allow you to switch off power to more units this type of switch will not work.

Automatic switching allows the user to switch power to units using simple transfer switches run by solenoids to more complex computer controlled switching.

Savings for installing switches to control standby equipment include energy to run un-necessary equipment and added cost of repairs and maintenance of units.  Pay back can vary from one year to multiple years depending on complexity of switches required and re-wiring needed.
