Items Inspected
Garage Floors - floors are visually inspected for cracking, uneven floor and improper slope.
Walls - walls are inspected on exterior and interior
Fume Barrier - any wall bordering on living area of house is required to be protected by a fume barrier
Door Closure - interior garage doors leading to living area are required to have a working self-closing device.
Roofing - checked for any defects or obvious area of leaking. Water and Ice shield not required over unheated areas
Automatic Door Openers - checked for safe operation and automatic reverse when tripped
Insulation - If individuals have added heat to their garage and installed their own insulation, then soffit baffles are required and venting at top of roof, which is not normally required. Vapour barrier is also required. Usually this type of renovation is done without a permit and is rarely done correctly.
Any heating appliance in garages are required to be a minimum of 18 inches off the floor.
