Buying Your Home
Some of the common items we un-cover during home inspections in Barrie, Alliston, Orillia, Midland and Simcoe County are the following:
- Cracked and split trusses and rafters.
- Missing insulation or improper ventilation of attics, including finding un-wanted items in your attic, such as rodents, bats, moisture, mould and improper venting or no venting of kitchens and bathrooms.
- Water drainage problems, cracked foundations, improper plumbing vents and drains.
- Leaking roofs, thermal windows, plumbing, fixtures and appliances.
- Electrical deficiencies, aluminum wiring, overloading of circuits, un-safe installation and under sized services.
No one wants to buy a "Money Pit", we are entitled to buy a product and enjoy its comfort and conveniences without having to fear spending huge amounts of money on their home. The onus is on the home buyer to check out the qualifications and experience when choosing a home inspector.
Here are some good questions to ask:
- How long have you been in business?
- Check out website at http://whois.net this will tell you how long they have been around.
- Ask about quaifications...colleges are pumping out many new inspectors with basic course.
- Ask for some references...one or two from when they started and some recent ones...when doing over 200 inspections a year this would not be hard for an "experienced home inspector"
- If you think there is some doubt then just ask him to bring a copy of their business registration to the inspection.
- Caveat Emptor - Buyer Beware ..... It is your money and your future - protect it
