Roofs
Roofs are designed to protect a home from rain, snow, wind, hail and other elements from Mother Nature. As part of the home there are many items that a roof can contain which are related to the home.
Some of these are:
Over head electrical services
Chimneys, usually metal flues or masonry although some stainsteel systems will penetrate the roof
Plumbing vents
Ventilation for attic is also found on your roof surface, either as ridge cap or turbines etc
Some items are strictly cosmetic in nature and are added by the architect
Although it is common to spend from 15 to 25 minutes inspecting the roof, some inspectors today never inspect the roof, they only carry a foldable ladder and will only visually survey what they can see. This is not providing the client with adequate protection against future problems and unfortunately become more prevelant with a host of recent "college graduates", most with no prior building experience, jumping into the home inspection business. Always remember "Caveat Emptor", Buyer Beware, ask questions before committing your investment to un-trained hands. Ask how long they have been in business and verify it with references. A copy of business license will give you the actual time they started practicing, dont let them practice on your home.
Patches
These are indications of previous problems and should be fully investigated to determine previous cause and whether this has been resolved or was just a temporary fix.
Missing or Damaged Shingles
These are probable areas of future leaks and should be repaired ASAP to prevent water damage to the home.
Flashings, water and ice shield and valleys are also important areas to inspect. If your inspector isnt checking your roof how can your investment be protected?
