Theraml Imaging - Detection
A Professional Home Inspector using the latest in thermal imaging cameras and properly trained in its use, can find problems with a house that normal home inspectors cannot hope to see. Some of the more common problems that Thermal Imaging can detect are: - Water intrusion through the houses exterior covering, whether the house has brick, stucco or siding. - Plumbing leaks inside the house, including leaking pipes, improperly seated toilets, leaky shower pans and bathtubs and water pipe condensation. - Improperly insulated HVAC ducting that can cause condensation dripping in attics and crawlspaces. - Improperly installed or insufficient insulation in ceilings and walls. - Leaking roofs, skylights, roof vent piping and roof vents.
Infared cameras can't see through walls or any other material. They detect problems by measuring the reflected energy of the material that is being scanned. Water will cool an area and lack of insulation will heat up an area in the summer and cool it in the winter. The infared spectrum is much larger than what is visible to the naked eye and that is what allows Professional Home Inspectors to find those deficiencies being missed by visual means only. Its not rocket science but it is fairly new technology for home inspectors as the prices were beyond to means of your local home inspector.
Thermal Imaging (infared detection) is a fairly new technology for home inspectors because of the cost of equipment. The Barrie Home Inspector has invested in this technology to provide their clients with the best possible inspection available in Simcoe County. Thermal Imaging is the measurement of energy wavelengths emitted from materials. Each product has its own energy signature and this allows your professional home inspector to record any variances from the norm. This shows up as hot spots, cold spots and even drafts when there is a temperature differential of 10 degrees or more. As shown on our Themal Imaging page, what looks normal to the naked eye can often be concealing hidden damage. We are offering our thermal scanning at no extra charge in conjunction with our home inspection package. We look forward to inspecting your home or business.
We are available at the time of the inspection to discuss any deficiencies or maintenance issues found. We are always available for phone consultations after you receive your computurized report, which usually contains between 40 and 60 pictures, and after you move in we are there for you if you need any consultation.
